Scheduled work hours 8:30 AM – 4:30 PM Monday- Friday only

Some sites have 24/7 coverage for emergency issues that relate to the common area by contract. Some do not have a contract, however, in an emergency we will address it and charge accordingly.

After hours calls to our service: when contacted for an emergency, we will call back within 10 minutes. If an emergency issue, we will handle immediately, otherwise it becomes the following days work.

We handle the day to day operations of Condominium complexes in the Marshfield, Massachusetts area.

Basically we handle the daily business of the association and the residents regarding general complex information related to sales questionnaires, documents and rules and regulations topics and communication between the Board of Trustees and the residents.

We handle the following topics:

  • Accounting, billing, fines, (questionnaire’s and document copying for a fee)
  • Complex general repairs – common area issues only (as per contract) called in by residents or found by site visit or given to us by the Board.
  • Complex general office – record keeping (as per contract) and day to day business of the complex.
  • Contractor’s work – dealing with sub- contractors and other outside people at our office, is considered general business, on site meetings are considered as an extra and we charge by the person involved. (Myself or employee)
  • Emergency services – of common area issues (by contract)
  • Letters to residents on complex related issues (Rules and Regulations violations) etc.
  • Resident issues – related to the general complex and or the Board of trustees
  • For residents we provide minor general repairs inside units by appointment only at a minimum service charge of $45.00 per hour for plumbing and electrical projects.
  • Day only rate.
  • Emergency call $50.00 minimum day’s, night calls are double the day rate for non association issues.
