Cable Information by Complex

HGResident has access to inside cable issues in the storage room or electricial room in the basement of the building.

CO Detectors and Smoke Detectors 

  • Mandatory by Marshfield Fire Department
  • Unit owner responsibility – Batteries should be changed each Fall.
  • All units should have hard wired smoke detectors, some have both hard wired and batteries.
  • All complexes if the alarm goes off in the common area or any unit call the Marshfield Fire Department at the following number 781-837-1315 or 911.

 

Common Area Storage issues

 

Hunters’ Glen – Interior Storage

  • No personal property allowed in the common area hallways other than a door mat.
  • Building # 25 and # 26 have a storage room / meter room this room has storage bins for the unit owners personal storage, the room it self is considered common area and must be kept reasonably clear of stored items. If not, it will be cleaned out.
  • Buildings # 27 & # 28 do not have extra storage other than their unit. That is the design of the building and it is what you purchased when you purchased the unit.
  • There is no exterior common area storage of personal property.

Condo Fees – coverage

  • Monies used to pay for issues by complex
  • Set once a year  by  The Board of Managers or your Trustees.
  • All Complexes  – Windows, Sliders, or patio doors are the Unit Owner responsibility
    • HGCondo fees at HG pays for all heating, hot water of the building and plumbing in the common areas, interior common areas, exterior of buildings, and all exterior common grounds expenses, the Master Insurance policy and Management fees
  • s Interior Issues – Stairs, Carpeting, Walls, Alarm systems, common area only, Lighting fixtures, common area only, Leaks that come from the outside.

Condo Fees by association – A letter is sent to all Unit owners usually by November 30th of the current year if there will be any changes for the New Year coming up, otherwise there is no change unless your Annual Meeting is months after the beginning of the New Year. If that is the case, any increases could be discussed at the Annual Meeting.

 

 

Document Requests

 

Certificate of Insurance – Request needs the following information supplied Name and address of the owner, their mortgage / Lender, their address, if for a sale, the new owners name and their mortgage / lenders address. There is no charge for this copy.

  • Six d (6d) – A 6d is a notarized form that states that all condominium fees are paid up to date including the current month as of that day. Cost is $ 25.00. Allow 4 to 5 business days prior to your passing date. Should there be less than 48 hours notice the cost is $ 45.00.
  • Title V – This is a statement of the current status of the septic system of the property that is being sold. The cost of a copy is $15.00. This should be asked for once a Purchase and Sale has taken place. The earlier you have it the better the chance the bank or mortgage people can confirm that you do.
  • Complex Master Documents, Trust Documents, By-Laws current cost is $ 25.00 a set.
  • Rules and Regulations no cost any time.

Dump run’s usually once a month, usually the last Monday of the month, call the Friday before if you have something to pickup on Monday.

Small one man pickup item’s – $ 25.00 / $ 40.00

Large item’s that require two men – $ 50.00 / $ 75.00 depends on the item size

TV’s and electrontic equipment have a tag of $ 10.00 per item besides the pickup charge. That is what the town charges us.

Emergency Notification System Plymouth, Bristol Notification by Phone

 

Apparently some of the Condominium Complexes in Marshfield, Mass are not on the emergency notification system operated by the Plymouth County Sheriff’s Department. This came to light Marshfields most recent water ban in November.

Emergency Services

What is considered an emergency?

  • Any unknown water present in your basement. If it is there and you cannot see the source of where it comes from you should better contact us ASAP.
  • Marshfield Property Mgmt decides what is an emergency, not the caller, as this is set by conditions that the Management Company is contracted for by your Association.
  • Backups at any time are considered an emergency (the sooner we are there to control the damage the better)  This could be the case at Hunters Glen where there is unknown water present in the basement caused by a clog in the main sewer line leaving the a building.. Nothing should be put into any toilet that can clog a toilet because it can also clog a main line should it get far enough into the system.
  •  A toilet backup ( such as a clogged toilet ) is a Unit Owner issue, not the Association issue.
  • Electrical & plumbing common area: we look into it based on what you tell us.
  • Electrical & plumbing inside a unit: is the owner/ tenants responsibility, however if we can help we do depending on the problem and our agreement with the Unit Owner. Water issues we may get involved to prevent further damages to other units. 
  • Heat and Hot Water: we always look into as follows;

Pilgrim Trails although not on contract we will consider it a service call

and trouble shoot the issue and have the proper repair person contacted.

  • Roof leaks: If  raining we try to see it while it is happening if someone is free to go there right away.

 

Fines

  • Complexes fine for various acts that go against the rules and regulations are established by the association. Should you have any questions on this topic, please put it in writing and this will be given to the Board of Trustees .
  • First offense is a warning. One warning on that topic.
  • Second and third offenses are set rates as determined by complex.

Locks for Unit Owners

 

Direct replacement $ 50.00 plus materials.

Any cutting of doors to add locks and or other equipment $ 125.00 plus materials.

Mailbox Delivery & Keys

  • HG –  Mail is delivered to the mailbox system in each building, the Post Office puts the name tag on your mailbox when mail service begins at your address. we may have a copy of the mailbox key on file. We can replace the lock at $35,  which includes 2 keys.
  • PT has curb delivery service, keys must be obtained at the Main Post Office on snow Road in Marshfield Center

Mailbox Lock Styles

  • HG-resident must contact Marshfield Property management.
  • PT- resident must contact post office.
  • OSSV- resident must contact post office.

 Master Insurance  Claims – Should there be an incident that requires our master insurance policy review, your agent should read the insurance section of your Master Deed or Trust Documents to understand the master policy deductible and when the master policy actually kicks in. Should you a question about the insurance section of your complex policy and cannot find yours, email to me and I will email back the section that relates to your complex.

Master Insurance Policy

The Master Insurance Policy also shows the current deductible for your complex. Be sure your personal Insurance agent is aware of that deductible and that you have the needed coverage to cover that deductible on your policy.

Certificate of Insurance requests –When you get a request from your mortgage holder for a current copy of the Master Insurance Policy of your complex, either fax or drop off a copy of that letter and I will follow it through with our agent and fax a copy of the certificate of insurance to the mortgage holder , then attach your letter and copy and file it in your unit folder on file at my office. No Fax, no problem. What I need from your letter is the name and address of the mortgage holder and if in the letter your account number. That is what your mortage holder wants to see when I send them a certificate of insurance. If you want a copy for your records, you can pick one up anytime after I get it from our agent, during our regular office hours Monday – Friday 9:00 AM – 5:00 PM.

Parking Process (by association)

  *All towing is 100% the owner of the vehicles responsibility at all times

  • HG
  • There are plenty of parking spaces available for each unit to have two spaces.
  • There are clearly marked visitors spaces available
  • No assigned spaces, nor does anyone have a claim to one
  • Parking is as available
  • PT-For residents with more than two cars, the cost of an extra vehicle belonging to a resident and kept on-site is $ 50.00 per vehicle.
  • Automatic towing of the fire lanes and yellow curbing after 30 minutes of no activity. When possible. No warning issued on this topic.
  • All vehicles should have a complex parking permit on the rear window driver side. Bring a copy of your registration to the Management Office or fax and a permit will be given to you. Vehicles without parking permits are subject to fines / towing at the owners responsibility . Constant repeaters are automatic towing, without warning needed.

Pet Policy

  • HG – No pets may be kept in the unit without prior written request if the board. No pets are allowed in or on the common area unless carried or on a leash. Upon a valid complaint made in writing,  
  • PTNo pet is allowed on the property result in fines, once the pet is found on the property.

Recycling Programs

  • The only items considered recyclables are Plastics, Glass, Cardboard and Paper.
  • No household trash can go in a recycle container, if it does, the container is considered regular trash and the pickup cost is triple charged.

Service Requests

  • Things we do
  • Small electrical-trouble shooting of a problem, replace fixtures, outlets, switches, misc. issues, Small Plumbing-replace faucets, shower stems, washers, toilets, gaskets, trouble shooting leaks, misc. issues. We do not do any plumbing in walls.
    • Work is done at an hourly rate of  $ 45.00, Tenants must make requests through their owners
    • Plumbing/electrical during office hours minimum $65.00 after hours/weekends $75.00 and up.
    • $75.00 per man, minimum ladder work/roof work
    • Vanity replacement/ tub enclosures– some tile work, bathroom or small hallway. Wall repairs, ceiling repair, drywall and other misc. odd jobs

If the request is for work to be done inside the unit, the owner must talk to us about the charge prior to our working inside the unit

Trash Removal by association

Accepts personal trash only- The container is picked up twice a week.
